Lakeshield launches exclusive auction finance product on Brickflow
Brickflow, the UK’s first digital platform for specialist property finance, has partnered with principal bridging and refurbishment lender, Lakeshield, to launch a new and exclusive bridging product which is available only via the Brickflow platform for the first three months.
Lakeshield is bringing a market leading level of speed, flexibility and pragmatism to the market. With a motto of “we look for a reason to say yes”, the lender’s new Auction Bridge Loan is designed for speed-sensitive deals where a one-size-fits-all approach won’t do.
The product is available across the UK, with headline terms including:
- Residential: up to 75% LTV, from 0.85% pm
- Commercial: up to 70% LTV, from 0.99% pm
- Loan sizes: £250k – £5m
- Terms: 3 to 24 months
- Arrangement fee: from 1%
- Exit fee: 0%
- Borrower types: onshore, offshore, and those with adverse credit history considered
- No valuations: up to 70% LTV on residential and up to 55% on commercial based
- AVMs, desktop valuations and dual legals accepted to speed up processing
These terms set Lakeshield apart from many traditional lenders, who often require full valuations, rigid credit assessments and lengthy processing times. With no valuation required, reliance on AVMs or desktop valuations, and dual legal representation, deals can progress far more quickly. Unlike most lenders, Lakeshield also assesses LTVs against purchase price rather than the open market value, and is available to a wider range of borrower types, including offshore entities and those with adverse credit, offering far greater flexibility for brokers handling complex or time-sensitive transactions.
This product is built for auction purchases, distressed sales, and quick completions. Lakeshield’s risk assessment is based on the strength of the project rather than strict borrower criteria, even properties with issues such as uninhabitability can be considered, with LTVs adjusted accordingly.
