Bridging market set for growth in 2025
The UK bridging market is on course for a strong year ahead, according to new research from specialist lender Black & White Bridging. The firm’s latest broker survey reveals that 72% of intermediaries predict growth in the bridging market in 2025, with one in ten forecasting high growth, as demand for fast, flexible finance continues to rise.
The findings suggest a robust outlook for the sector, with a 4.4:1 ratio of growth to contraction predictions, underlining widespread broker confidence despite ongoing macroeconomic uncertainty.
The survey, conducted among the lender’s broker network, reflects growing optimism around the use of bridging finance in both residential and commercial transactions. Brokers cited increased awareness of bridging as a financial tool, greater flexibility from lenders, and strong investor appetite as key drivers of growth.
The findings paint an even more optimistic picture than the latest industry data. The most recent Bridging Trends Q1 2025 report shows that gross lending held steady at £202 million, with completion times improving despite increased volumes. Applications rose slightly from the previous quarter, and there was a notable rise in investment-driven bridging loans—signs of a market building steady momentum.
