Cynergy Bank provides £15.1m senior debt facility to Student Lux Limited for new student accommodation
Cynergy Bank has backed the development of The Sanctum, a rare privately developed student accommodation scheme immediately adjacent to the University of Kent campus in Canterbury, with a £15.1m development facility.
The investment will unlock the redevelopment of one of the few remaining brownfield development opportunities in this strategically important university location, delivering 180 modern, high-quality and competitively priced student rooms. The financing comes at a pivotal moment for higher education in the South East, following the creation of the London and South East University Group through the merger of the University of Kent and the University of Greenwich.
The Sanctum will bring an underutilised brownfield site back into productive use at a time when Canterbury continues to experience high demand for modern, well-located student accommodation. Its position immediately adjacent to the University of Kent campus, combined with the formation of the new university group, creates a distinctive opportunity to deliver much-needed accommodation as Canterbury enters the next phase of its evolution as a university city.
The financing will support the redevelopment of this brownfield site, which will provide accommodation for 180 students. Canterbury continues to see strong demand for high-quality student accommodation, driven by sustained student numbers and limited new supply in well-located parts of the city. The scheme will help address this shortage, adding much-needed accommodation located adjacent to the University of Kent campus.
This deal is especially important, following the completion of a merger on 1 August 2026 between the University of Kent and the University of Greenwich, to create the UK’s first regional “super-university” group called London and South East University Group.
The funding package from Cynergy Bank features a stabilisation tail with an occupancy-linked pricing mechanism. This demonstrates Cynergy Bank’s flexible approach to lending, and an overall alignment with Student Lux Limited’s wider objectives.
