Permission granted for £7m development of family mews houses in Enfield
Developer Southern Grove has secured planning permission for a £7m development of premium mews houses in north London.
The scheme, called Powys Grove, will create nine family homes in the heart of Enfield on an infill site of the kind routinely overlooked by most developers.
Southern Grove has been very vocal in advocating for better use of infill sites. There are thousands of them across London and the company believes they will play a crucial role in boosting the creation of much-needed family housing in the capital.
The company won permission to build a very similar £5.5m scheme in north London’s Finchley in November and the firm continues to seek similar infill sites for further schemes.
Powys Grove will be a continuation of this strategy, providing nine family homes, featuring a range of 2-bed and 3-bed terrace-style houses on a site currently occupied by a row of disused garages.
The development, designed by Dowen Farmer Architects, is located on Powys Lane, just minutes away from popular Broomfield Park. The scheme will have fantastic transport connections, with Arnos Grove Tube station and Bounds Green Tube station just 10 minutes away.
The company began assessing the feasibility of developing infill sites across the capital last year. Despite being numerous and having the power to open up sought-after residential areas to family housing, they have been largely ignored by developers in the past because of an industry bias towards projects that possess greater economies of scale. However, this disadvantage can easily be offset by the speed at which infill sites can progress through the planning process. Planning authorities often favour their development because it means they can help bring poorly used and unattractive brownfield sites back into use.
Southern Grove will continue to expand the use of infill sites alongside its other large-scale residential developments of apartments, featuring hundreds of affordable homes.
